New Home Subdivision Planned for Raceway Road

Covenant Real Estate Services is seeking a zoning change for 16.3 acres at 2779 N. Raceway Road. According to Department of Metropolitan Development Senior Planner Ryan Hunt, the petitioner wants to the change the current zoning of D-A to D-4. Hunt could not comment as to the details of the number of homes to be build in the subdivision because a site plan has not been submitted.

He said a site plan is not a requirement for the zoning change at this time. If the petition is granted, the developer must comply with the minimum D-4 standards. (The homes in Speedway are zoned D-4.) Hunt also explained that the DMD is not requiring a traffic study because the project is not expected to have a major impact on Raceway Road. He said that traffic will be examined by the Department of Public Works when the developer applies for the transportation permit in order to build public roads in the subdivision.
The DPW will examine intersections of the existing roads and the proposed roads to see if there are potential traffic problems. The DPW could require egress and ingress and a turn lane to alleviate traffic congestion. He said sidewalks will definitely be installed along Raceway Road.

The Public Hearing is set for July 12 at 200 E. Washington Street.
